Reliable Leak Repair & Regrouting for Property Managers

You need a trade that quotes in writing, turns up when it says it will, talks to the tenant without creating work for you, and sends photos afterwards. That is the whole proposition.

  • Written quotes you can send straight to the owner for approval
  • Tenant access coordination handled for you
  • Direct communication with the property manager throughout
  • Before and after photographs with every job
  • Invoicing and maintenance documentation
  • Multiple-property and portfolio enquiries

How it works

From Work Request to Invoice

The approval workflow is the part that usually goes wrong. This is how we handle it.

  1. Step 1: Submit the request

One form with the property, the tenant, the access arrangements and your PO number. Nothing to chase up afterwards.

  2. Step 2: We confirm and arrange access

We acknowledge the request, then contact the tenant directly if you have asked us to, or wait for your office to arrange it.

  3. Step 3: Quote or attend

If you need a quote for owner approval, you get one in writing you can forward as-is. If it is within your maintenance limit, we book it in.

  4. Step 4: Documented completion

Before and after photographs, a description of what was done, and an invoice referencing your PO.

Questions

Agency FAQs

Do you work with real estate agents and property managers?

Yes, and it is a significant part of what we do. We provide written quotations before attendance, coordinate access with tenants, supply before and after photographs, and invoice in a format that suits agency workflows.

There is a dedicated work request form for property managers that captures everything needed to get a job moving in one submission, including purchase order numbers and access instructions.

Can you liaise directly with tenants?

Yes, where you provide tenant contact details and authorise us to do so. We will arrange access directly, confirm the appointment, and keep the property manager informed.

If you would prefer all contact to run through your office instead, that is fine too. Just tell us on the work request.

Do you provide written quotes?

Yes. Every job is quoted in writing before work begins, with the scope set out line by line so you know exactly what is and is not included.

Quotations remain valid for 30 days from the date of issue unless stated otherwise.

Do I need an inspection?

For straightforward regrouting, clear photographs and measurements are often enough for us to quote accurately.

For a leak, an inspection is usually the right call. Identifying where water is actually getting through is what determines whether a non-invasive repair is appropriate, and that is difficult to establish from photos alone.
